Paradise Trails Community Benefits Package:


Tri City Properties is committed to community development and has offered to make the following benefits available to residents of the District of Squamish upon approval of the Project: We believe we have offered a generous Community Benefits Package which still awaits District of Squamish Staff approval.

Front and center of the benefits the Project could bring to Squamish is the increase in taxes flowing into the treasury of the District. Tax income is estimated at $48,000,000 over 50 years by GP. Rollo and Associates. GP. Rollo are very credible urban land economists. We note that in some instances income from taxes is off set by the expenses in servicing municipalities have to provide. However in the case of Paradise Trails, we are providing all the sewer and water to site. These will be the provided by the Paradise Trials Strata Corporation which will build, manage and own the services. The District already snow plows the road, and sends a school bus to Midnight Way. We are offering to provide a substantial contribution towards fire service to the whole region which will reduce everyone’s fire insurance costs. As a result the District will have few costs associated with $48,000,000 in tax income.

In addition to the tax benefits we are offering to provide the following:

  • Public Riding and Hiking Trails - $803,500 (estimated) 8 kilometers of new publicly accessible riding & hiking trails along the Chiasmus River Trails. These will be constructed on land private lands currently owned by the development and turned over for public use in perpetuity
  • Equestrian Facility - A legal agreement between the District of Squamish and Paradise Trails guarantees community access to the Paradise Trails Equestrian Centre for all the citizens of Squamish. In addition there will be riding lessons and trail riding horses available for the general public.
  • Squamish Equestrian Youth Fund - A $40,000 donation to the Squamish Foundation for bursaries to children and young people for equestrian lessons.
  • Paradise Valley Road Improvements - $550,000 in costs for paving Paradise Valley Road extension from the current end of pavement to the north end of the Paradise Trails development, which is the North Boundary of the District.
  • Upgrade to Bailey Bridge - $250,000 for upgrades to the Bailey Bridge. This includes an automatic signalizations system for traffic control.
  • Contribution of $200,000 towards the creation of a volunteer fire hall for the North End of Squamish. This will reduce residents insurance in the surrounding 5 mile radius by approximately 30%.
  • Affordable Housing Contribution - $100,000 to the general account of Squamish
  • High Speed Internet - $150,000 for Paradise Valley installation of a building and technical equipment to deliver reliable high speed internet services at a competitive rates.
  • Community Emergency Hazard Call Alarm System - A $30,000 contribution to an automated river gauge emergency dial out system. (This system will function has other uses in the District and thus of benefit to the whole community.
  • Fire Hydrant Installation - $100,000. Paradise Valley upgrades to the District Water System including fire hydrant access to residents of Paradise Valley.
  • Emergency Services/Shelter Contribution - $50,000 contribution for Emergency Services.
